1 - Unzip the files with 7-zip or WinRAR, PASSWORD: tecportal 

2 - Foremost, run the patch (VMware unlocke). This unlocker utility replaces few VMware program files, so it can install and run latest 10.8 Mountain Lion and OS X guests.

3 - Now you can run the virtual Machine.
